Mary Cleaver presents.... Urban/Suburban

I understand there used to be a very popular real estate TV show with this title. The plot was set around a couple with a fixed budget and a real estate agent showing them what that figure can buy in the city, versus somewhere further out.

If you follow my blog, or listings, you probably know that I do most of my business within the Vancouver city limits.

Today I'm featuring a property (an associate's listing, with his permission!), a one hour drive from my office on Main Street.

It's a very cute three bedroom character house up on a quiet hill and a short drive to schools, shopping, restaurants, transit and commuter routes. It has views forever and it sits on a 16,553 foot sub dividable lot. Just in case you don't live and breathe real estate, that's roughly 4 times the size of the average East Vancouver residential lot!

A buyer could live in this home as is, renovate it or build their dream home. She could tear it down, sub-divide and sell two lots. Or build houses on the two lots and sell those.... you get the idea. There is potential here.

If you're used to the Vancouver market for detached homes, you will no doubt be surprised, but the price... $389,000!

Last month I sold a very nice one bedroom apartment, 640 square feet in a nice new building in Mount Pleasant for $399,900.
